Anchor operates in a tight geographic footprint on the east side of Cleveland. Route density is a feature, not a limitation, it's what keeps the visit cadence reliable, the drive-time short, and the same hands on the same streets month after month.
Route density is the operational moat.
Every monthly Anchor visit costs about the same in effort regardless of drive time, but a visit that requires 35 minutes of windshield each way cannot be priced the same as one that's 10. The homes in our Tier 1 ZIPs sit within a roughly 20-minute drive of Shaker Heights, which keeps the monthly route efficient and lets us hold the price the subscription actually needs to hold.
It's also the reason the east side specifically: it's where the pre-1960s housing stock is, where the owner-occupant demographic lives, and where a monthly home-stewardship relationship actually makes sense. The geography and the offer fit each other.

The areas we say no to, and why.
Anchor's Phase 1 geography is deliberately bounded. If you're outside it, we'll tell you, and we'll point you toward the right alternative where we can.
- Anywhere west of the Cuyahoga River. Lakewood, Rocky River, Westlake, Bay Village, meaningful drive-time from Shaker, and not current-phase coverage.
- Summit, Lake, and Lorain counties. Out of footprint today. If we expand south or east, we'll post it here.
- Any address with >25 minutes drive-time from Shaker Heights. The math stops working beyond that line.
- Apartments, condos, or HOA-managed units where maintenance is the association's responsibility.
- New construction under five years old with active builder warranties, it's not what Anchor's built for.
If you're on the edge of any of those, within a mile, or an unusual property worth a conversation, call. The answer is usually yes, with a caveat.

If the answer is "not this phase," it'll be honest and specific, not "maybe someday." When Anchor expands into an adjacent neighborhood, prior requesters hear about it first, personally, by phone or email.
