The core visit.
Every visit includes the property review, the documented record, the report, and the in-scope work for the season. Nothing is billed extra. Nothing is à la carte. The subscription covers it.
The walk
Full exterior loop, interior systems walk, attic and basement visual, roof edge observation from ground or ladder. Same route, same sequence, every month.
The maintenance
Filter changes, smoke and CO detector tests, faucet and aerator care, caulk touch-ups, hardware tightening, minor paint work, GFCI and AFCI tests, weather-stripping, seasonal items on schedule, snow service in the winter months.
The report
A written summary filed within 24 hours. Photos of everything checked, dated and organized. Findings flagged plainly. Anything that needs a specialist is called out with a recommendation.
The in-scope list, what gets touched on a visit
This isn't the whole catalog, but it's the representative list. Every tier gets all of it. Higher tiers add time, square footage, and extra seasonal work.

One subscription, scoped to the property.
Tier is set by what your property actually needs, not by a rigid square-footage cutoff. Every tier includes the same in-scope list. Higher tiers add scope, additional storage areas, and more seasonal coverage. Current tier pricing lives on the pricing page.
- Standard · the most common tier. Usually homes up to 4,500 sq ft. Full in-scope list, written 24-hour report, quarterly gutter clean.
- Estate · usually homes 4,500 to 7,000 sq ft. Larger property exterior circuit, extended seasonal scope, outbuilding walk.
- Manor · usually over 7,000 sq ft, sometimes two visits a month. Custom-scoped, full systems inventory, outbuildings included.

Questions about the subscription.
How long is the commitment?
None. The Anchor Plan is month-to-month. Cancel anytime with 30 days written notice. No termination fees. You'll receive a prorated refund of the unused portion of your current month.
Can I pay yearly for a discount?
No. Anchor is monthly only. No annual prepay, no multi-month billing, no "pay upfront and save." The reason is that prepay discounts create two price classes for the same service, and we've committed to every subscriber paying the same published price on the same cadence. If that's not the right structure for you, the Entry Visit is a good way to decide without subscribing.
What happens if you find something expensive?
You'll see the photo, you'll see the plain-language finding, and you'll see a recommendation. If it's in scope, we handle it on the visit. If it needs a licensed trade, Anchor recommends a vetted specialist at a pre-negotiated rate. You pay the specialist directly. The specialist pays Anchor a referral fee, and 100% of that fee is credited back to your Anchor account on next month's invoice. Anchor earns nothing on the project itself.
Do I need to be home for the visit?
No. Most subscribers use a lockbox, garage code, or smart lock. Anchor arrives at the scheduled time, works through the in-scope list, documents the visit in full, and sends a departure notification when leaving. The written summary is filed to your record within 24 hours.
What if something breaks on Anchor's watch?
You'll hear it from us first. If we broke it or missed something, the next visit is on the house and we make the repair right. Anchor carries general liability insurance; serious claims go through the carrier.
What exactly do I own?
Your Home Anchor record. Every photo, every visit summary, every report, every contractor document. Yours. You keep it whether you stay subscribed or not. On cancellation, we deliver the full export. You leave with a complete record of the years we worked together.
Can you do things not on the in-scope list?
Sometimes yes, as an "above and beyond" inside the visit, and sometimes no, because it requires a license we don't hold or a tool we don't carry. When something is outside scope, we'll say so on the visit and point you to the right specialist.
