Moreland Hills is suburban with meaningful acreage, lots typically run from three-quarters of an acre up to three or four, and a housing mix that leans 1950s–1990s custom. Orange Village runs a similar pattern closer to the shopping corridors. Hunting Valley is the historic country-estate section, one of the most exclusive residential areas in the state, with most parcels five acres or larger, deep setbacks, and a zoning code that actively preserves the rural character.
Owners in 44022 tend to travel, to have complex property-tax situations, and to have owned the property long enough to know every squeak. Drive time from Shaker is eighteen to twenty-five minutes depending on which village.
