Moreland Hills, Orange & Hunting Valley.

44022 is the Chagrin Valley heart of the footprint, Moreland Hills, Orange Village, Hunting Valley, and the estate-scale lots that sit above the Chagrin River gorge. Housing here is a mix of mid-century custom architecture, 1980s–2000s custom builds, and a small but significant inventory of historic country estates with outbuildings, detached garages, paddocks, and acreage that has to be walked, not just the four walls of the house.

The character

What the houses in 44022 are made of.

44022 spans three villages with distinct characters. Moreland Hills is suburban with meaningful acreage, lots typically run from three-quarters of an acre up to three or four, and a housing mix that leans 1950s–1990s custom. Orange Village runs a similar pattern closer to the shopping corridors. Hunting Valley is the historic country-estate section, one of the most exclusive residential areas in the state, with most parcels five acres or larger, deep setbacks, and a zoning code that actively preserves the rural character.

Owners in 44022 tend to travel, to have complex property-tax situations, and to have owned the property long enough to know every squeak. Outbuildings, pool houses, stables, carriage houses, guest houses, are common. The monthly walk in 44022 is longer than in the Heights ZIPs because the ground to cover is larger.

What the monthly visit tends to find

The findings that recur on 44022 houses.

Estate-scale patterns. Grounds and outbuildings matter as much as the main house.

01

Complex roof geometry

Custom architecture means multiple roof planes, copper valleys, dormers, and skylights. We walk the perimeter, flag slipped shingles and failed flashing, and coordinate repair with specialists who work on estate-scale roofs.

02

Detached structures

Pool houses, carriage houses, stables, and detached garages are part of the monthly walk when they exist. Independent roofs, their own mechanical, their own plumbing, documented and tracked so nothing falls off the schedule.

03

Private wells & septic

Parts of 44022, particularly Hunting Valley, are on private wells and septic rather than municipal systems. Monthly: visible condition checks on well-head and septic access, documentation of last pump/service, flagging work due on cadence rather than crisis.

04

Long driveways & entry gates

Asphalt or concrete driveways of 200–800 feet, sometimes with electric gates, are common. We document gate operation, photograph driveway surface condition, flag seasonal sealer and patch work with the right contractor at the right time.

05

Generator, backup systems & UPS

Whole-house generators, pump backups, and protected circuits are standard here. Monthly: exercise-log documentation, visible condition of transfer switch and fuel system, coordination with the service technician for annual work.

06

Grounds & drainage at acreage

Acre-scale drainage is a different problem than quarter-acre. Yard drains, culverts, swales, and ravine erosion (common on Chagrin-rim properties) get walked and photographed monthly. Erosion failures spotted early are small repairs; ignored they become major hardscape replacements.
