Square footage is the usual recommendation, not a cap. Some 2,400 sq ft homes with four bathrooms and a finished attic need the Estate visit. Some 3,200 sq ft ranches sit fine in Standard. You pick the tier that matches how much time your property actually needs, and we'll tell you on the Entry Visit if we think you're on the wrong one.

Entry Visit, $149
The one-time intake that begins every Anchor relationship. A complete on-site baseline of the property, conducted by a senior member of the Anchor team, a full documented record of the exterior envelope and interior systems, a written report filed to your record within the week, and a recommended Anchor Plan tier for your house.
Guardian, annual, +$39/mo
A flat monthly add-on layered on top of any Anchor Plan tier, billed every month of the year. Forecast watch, pre-storm property check, during-event reachability, post-storm property check in the priority window, and an event-specific documented record filed to your Home Anchor. Default recommendation in markets where severe weather can land in any month.
Guardian, season-only, +$69/mo during the active season
Billed only during the at-risk months for your area, and paused outside the season. Re-enrollment is automatic each season unless cancelled. A fit for properties whose storm exposure is clearly seasonal, coastal homes during hurricane season, mature-tree properties during winter storm season.
Anchor Rental Program, $219/mo per unit
Per-unit monthly visits on one to four unit rental properties. Volume pricing at three or more units, $199/month per unit. Not property management: no rent collection, no leasing, no tenant placement.
Specialist Referral Credit
When the house needs a licensed trade, roofer, HVAC technician, electrician, tree crew, Anchor recommends a vetted specialist at a pre-negotiated rate. The subscriber pays the specialist directly. Separately, the specialist pays Anchor a referral fee, and 100% of that fee is credited to the subscriber's account on the next month's invoice. Anchor earns nothing on the project. Disclosed in advance, every time.
What will never show up on your invoice, and what we will not be talked into.
A price list that bends becomes a price list nobody trusts. These exist for a reason.
- No diagnostic fees. Looking at things is what the monthly visit is for. If we find something, we tell you. No charge for the finding.
- No trip charges. The subscription covers the trip. Same for the Entry Visit.
- No hourly billing for in-scope work. Anything in the in-scope catalog (caulk, filter swap, battery change, valve turn) is covered by the subscription.
- No signup, setup, or activation fees. The Entry Visit is $149 and that's the total.
- No annual prepay, multi-month prepay, or yearly billing. Every subscriber pays the same monthly price on the same cadence.
- No introductory pricing that resets. A cheap first month that turns expensive by the second year is somebody else's business model.
- No competitor-matched pricing. If another service is cheaper, they are another service.
- No discounts in exchange for reviews, testimonials, or referrals. Testimonials given for discount are worthless.
- No long-term contracts. Month-to-month is the longest commitment Anchor asks for. The Founding 30 is a locked-in price, not a locked-in contract.
The Founding 30, for the first thirty subscribers.
The first thirty customers take the largest leap, before there are reviews, before the neighbors have subscribed, before the brand is a known quantity. Anchor offers the Founding 30 protection in exchange:
- Price lock for 36 months from signup. Your monthly price does not change for three years, regardless of any later price moves.
- First edition of the Anchor Passport at no additional charge. The physical year-end artifact, delivered in person at the close of Year 1.
- Invited, not required, to share a testimonial after Month 6. No discount in exchange.
- Their referrals get a complimentary Entry Visit. The referrer does not receive a discount; the prospect does.
Founding 30 is a one-time program. Subscriber thirty-one and beyond enters at standard published pricing terms.
Leaving is easy, on purpose.
Anchor is month-to-month. If the service isn't for you, or the season changes, or life intervenes, you can leave cleanly.
- Cancel anytime with 30 days written notice. No termination fees. No retention call we try to save.
- Prorated refund of the unused portion of the current month. If you cancel on day 10 of a billing cycle, the remaining 20 days are refunded.
- Your full Home Anchor record is delivered automatically. Photos, reports, systems inventory. You keep all of it. You don't have to ask, you don't have to negotiate.
- The door stays open. Past subscribers are welcome to return at then-current pricing, no penalty for having left.
How billing works.
Anchor Plans bill monthly via Square on the date of your first paid visit (or the 1st of the month if you prefer). A card on file is required at signup. Every subscriber is on the same month-to-month cadence. No annual option, no multi-month option, no prepay option.
If a card fails, Square retries automatically for 7 days and notifies you by email and SMS. If it's still unresolved after 7 days, a member of the Anchor team will call you directly before anything else happens. Service is not paused, the record is not held hostage, and the goal is simply to update the card. Only after 21 days with no resolution does service pause, and even then the full Home Anchor record is preserved.
